Your Booking information is below.  Once the first payment is made the requested dates will be placed as reserved/book.  Until payment is made the dates are not guaranteed.  We will try and hold the reservation for 24 hours on a temporary hold but after the 24 hours it is lifted and can be reserved by another party.

The Rental Deposit will be refunded after the home has been inspected by our local management company.

CHECK-IN TIME is AFTER 4 P.M. EST AND CHECKOUT is 11 A.M. EST. NO Early Check-in or late checkout.

This is a NON SMOKING unit.   You must be 25 or older to rent this home.

PETS are not permitted in rental units under any conditions.

DAMAGE/RESERVATION DEPOSIT – A reservation deposit of $300 is required. This must be received within 30 days of reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (30) days of departure, provided the following provisions are met.

  • No damage is done to unit or its contents, beyond normal wear and tear.
  • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
  • All debris, rubbish and discards are taken to the recycle center (across the street from Freds), and soiled dishes are placed in the dishwasher and cleaned.
  • keys are left as found, one set on the kitchen counter and one set in the lock box
  • All charges accrued during the stay are paid prior to departure.
  • No linens are lost or damaged.
  • No early check-in or late checkout.
  • No damage to the parking area or driveway. No Smoking and No Pets allowed.
  • The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community.

PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments via credit card.  The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.

CANCELLATIONS –  Once you are booked we do not refund reservation.  We are not a hotel, once you book you lock up those dates from other bookings.  However if you give thirty (30) day notice we will try and work with you on rescheduling your reservation. Cancellation or early departure does not warrant any refund of rent.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to ten (10) persons. An additional charge or $50.00 per person per night for guests in addition to ten (10) will be assessed.

MINIMUM STAY – This property requires a two (2) night minimum stay.  Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.

INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.  In winter time salt will be provided for driveway at time of check in (stored in the garage).  Driveway and parking can be scrapped if needed for an additional fee.  Four wheel drive is recommended in the winter/snow season.

NO DAILY HOUSEKEEPING SERVICE -While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.   However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

WINTER RENTALS – We have no way of predicting the weather and any icy conditions.  We will provide salt during the winter months (left in the garage) for the driveway should it be needed.  We are not responsible for any ice or unsafe driving conditions on the driveway.   If needed driveways can be scraped of any snow/ice but this service is not included in the rental rate.  However, it is available at an additional rate. During winter months 4 wheel drive or tire chains is recommended.

RATE CHANGES – Rates subject to change without notice.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING – Parking is limited to Five (5) vehicles.  Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.  During the winter months we will provide salt in the garage if needed for the driveway, we provide 2 bags of salt per day if you use extra then the cost of the salt will be deducted from your deposit.  If you would like the driveway to be scrapped that is an additional charge (please call for rates).

FIREPLACES – The fireplace is a non-vented propane gas log fired firebox.  Please do not throw any paper or other combustible materials in the fireplace.

STORM POLICY /ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. However, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

TRAVEL INSURANCE  – We highly recommend all guests purchase travel insurance.  If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase.

All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
